This June 2025 Housing Report for Sacramento County, based on May 2025 stats, shows signs of a shifting real estate landscape:

  • Median Home Price: $540,000 — down 1.8% from April and 1.6% lower year-over-year, continuing a slight cooling trend.
  • Sales Activity: 961 single-family homes sold — a modest 1.1% increase month-over-month, though 5.4% lower than May 2024.
  • Days on Market: Homes spent an average of 24 days on the market — unchanged from April, but slightly quicker than a year ago.
  • Inventory: Active listings rose to 1,698 — up 10.2% from last month and a notable 44.6% higher than last year, boosting options for buyers.
  • Pending Sales: 1,042 homes went under contract — a 5.3% increase from April, though still down 6.4% year-over-year.
  • Sale Price vs. List Price: Homes sold for 99.1% of list price, with 47.4% receiving multiple offers — a sign that competition remains, especially for well-priced homes.
