Rosemont Market Update for June – July 2018.

Rosemont is a great neighborhood to live in for many reasons.

Larger lots for bigger homes, and a central location between Downtown Sacramento and Folsom. The neighborhood is within close access to the American River, the bike trail, various restaurants, six parks, a golf course, Sac State and other schools in the Sacramento City Unified School District.

Rosemont has been described as a small community, with big access to the greater Sacramento area. The people are friendly and look out for each other, making it a pleasurable and safe community to live in.

Currently the median selling price is $335,000

The market shows 30 Active listings, 20 Pending and 26 homes sold in the last 30 days. 

The average Days On Market is 21 days, which is right on track with other neighborhoods throughout Sacramento.  However the homes that are priced right, show well and have a high quality marketing plan are getting sold even quicker. The properties that are over priced are sitting with little activity until the list price is in line with the true market value.

I’m calling it a “price sensitive sellers market.”
