The median home price remains steady at $560,000, reflecting no change from the previous month but showing a 2.3% increase from July 2023. The highest sale price was $2,895,000, while the lowest was $199,000, with the average sale price at 98.8% of the original listing price. Single-family home sales rose by 11.4% month-over-month and 11.3% year-over-year, totaling 1,004 homes sold. The average days on the market increased to 25 days compared to 20 days in June 2024. Active listings increased by 5.6% month-over-month and 26.5% year-over-year, with 1,676 active listings available, equating to 1.67 months of supply. Pending sales decreased by 2.9% month-over-month but rose by 6.7% year-over-year, with 1,084 pending sales. Overall, the market shows signs of growth in listings and sales despite a slight slowdown in pending transactions
