Median Home Price:
$558,500 — up 1.7% from June, but 0.2% lower year-over-year, showing stable prices with a slight annual dip.

Sales Activity:
1,010 single-family homes sold — a notable 12.7% increase from June, though 1.5% lower than July 2024.

Days on Market:
Homes averaged 32 days on the market — up from 29 in June and 25 a year ago, pointing to a continued easing in buyer urgency.

Inventory:
2,373 active listings — a 3.1% monthly increase and up 29.3% compared to July 2024, expanding choices for buyers.

Pending Sales:
1,015 homes went under contract — down 4.6% from June and 6.3% below July 2024 levels, suggesting softening buyer demand.

Sale Price vs. List Price:
Homes sold for 97.2% of their original list price, with 39.9% receiving multiple offers — indicating competition remains, but at a lower intensity.
