July 2025 Housing Report for Sacramento County, based on June 2025 statistics:

Median Home Price:
$549,000 — down 0.18% from May and 1.9% lower year-over-year, indicating a mild softening in prices.

Sales Activity:
896 single-family homes sold — a 6.1% drop from May, but still 0.7% higher than June 2024.

Days on Market:
Homes averaged 29 days on the market — up from 25 in May and 20 a year ago, suggesting a slight slowdown in buyer urgency.

Inventory:
2,299 active listings — a 4.3% monthly increase and 31.1% more than June 2024, giving buyers more options.

Pending Sales:
1,065 homes went under contract — virtually flat month-over-month (down 0.4%) and 4.5% below June 2024 levels.

Sale Price vs. List Price:
Homes sold for 97.8% of list price, with 51.2% receiving multiple offers — showing ongoing competition, but less intensity than previous months.

Price Range:

  • Highest sale: $3,100,000
  • Lowest sale: $172,000
