The September 2024 housing report for Sacramento County reveals a slight decrease in the median home price to $555,000, down 0.8% month-over-month (m-o-m) but up 3.6% year-over-year (y-o-y). The highest home sale reached $3.45 million, while the lowest was $228,000, with average sales closing at 98.5% of the original list price. Single-family homes sold dipped by 2.1% m-o-m, with 982 sold in August 2024, though this represents a 1.2% y-o-y increase. The average days on the market was 25, while active listings surged 6.1% m-o-m, reaching 1,785—a notable 31% y-o-y rise. Pending sales remained stable m-o-m but showed a 6.4% y-o-y increase, with 1,085 transactions pending.
