September 2025 Housing Report for Sacramento County, based on August 2025 statistics:

Median Home Price:
$550,000 — down 1.5% from July and 0.9% lower year-over-year, reflecting mild price softening.

Sales Activity:
934 single-family homes sold — down 7.5% from July and 8.2% below August 2024, marking a noticeable slowdown in closings.

Days on Market:
Homes averaged 34 days on the market — up from 32 in July and 25 a year ago, highlighting reduced buyer urgency.

Inventory:
2,329 active listings — down 1.8% from July but still 23.3% higher than August 2024, keeping supply above last year’s levels.

Pending Sales:
1,028 homes went under contract — a 1.3% monthly increase, though 5.2% below August 2024, showing weaker year-over-year demand.

Sale Price vs. List Price:
Homes sold for 97% of their original list price, with 42.6% receiving multiple offers — evidence of competition, but less intense than in past summers.
