Homes averaged 40 days on the market — up from 37 in September and 30 a year ago, reflecting a more deliberate pace among buyers.

Inventory:
2,108 active listings — down 10.9% from September but still 16.6% higher than October 2024, as supply begins its typical fall decline.

Pending Sales:
941 homes went under contract — down 0.7% from September and 4.0% below October 2024, showing steady but cooling buyer activity.

Sale Price vs. List Price:
Homes sold for 96.9% of their original list price, with 43% receiving multiple offers — indicating balanced conditions between buyers and sellers.
