May 2026 Housing Report for Sacramento County, based on April 2026 statistics:
The Sacramento County real estate market remained active in April 2026, with home sales and inventory both increasing while prices stayed relatively stable. The median home price came in at $546,750, down 0.6% from both the previous month and the same time last year. Homes continued selling close to asking price, averaging 99.6% of original list price.
A total of 1,026 single-family homes sold during the month, marking a strong 15% increase from March and a 3.8% increase year-over-year. Pending sales also edged higher, rising 0.8% month-over-month and 1.3% compared to April 2025, showing continued buyer activity.
Inventory continued to grow, with 1,984 active listings on the market — up 7% from March and 2.4% from last year — bringing the market to approximately two months of housing supply. Homes averaged 36 days on market, slightly faster than March but slower than the 30-day average seen one year ago. Additionally, 52% of homes received multiple offers, highlighting continued competition among buyers despite increased inventory.
The highest home sale in Sacramento County reached $3.5 million, while the lowest sale closed at $140,000.
