1,427 active listings — down 22.2% from November but still 18.7% higher than December 2024, as inventory tightens seasonally while remaining elevated year-over-year.

Pending Sales:
668 homes went under contract — down 27% from November and 15.7% below December 2024, signaling softer demand heading into the new year.

Sale Price vs. List Price:
Homes sold for 96.4% of their original list price, with 42% receiving multiple offers — showing continued competition, though less intense than peak seasons.
